As we move into summer, construction activity continues site a Victoria Square with builders busy to make sure your homes will be delivered on time and to the highest degree of quality. Following is an update on recent construction progress at VIC SQ Stage 2 (VS. O3 & VS. O4). 

  • Perimeter shotcrete walls completed.
  • Bulk Excavation works completed.
  • Detailed excavation of pad footing underway.
  • VS. O3 & VS. O4 tower raft slabs poured.
  • VS. O3 tower jump form system installed.
  • VS. O4 tower jump form system installation underway.
  • VS. O3 core walls poured up to G level.
  • VS. O4 core walls poured up to LG2 level.

We are on track for completion of these two towers in Mid-2023.

VIC SQ STAGE ONE UPDATE

Growland is pleased to advise that the construction of the first stage is completed. We delighted to have started to welcome residents into their new homes at Victoria Square. VIC SQ STAGE TWO CONSTRUCTION UPDATE

L.U. Simon has been appointed as the builder for Stage Two and construction has commenced since July 2021. If you have been past the site recently you will know that there has been some great progress in place:

  • Tower Crane erected for VS04;
  • Capping Beam construction is completed;
  • Bulk Excavation works underway;
  • Remediation Works underway;
  • Ground Anchors installation underway;
  • Perimeter shotcrete walls underway.

Completion of Stage Two is anticipated for Mid-2023.

Buyer demand expected to spike in count down from Spring to Christmas 2021

Sales and anecdotal evidence is strongly suggesting that first home buyers are coming back to off the plan market, as it starts to represent great value compared to the strong established market.

Developments across the country, particularly those in Melbourne, Sydney and Queensland, are gearing up for one of their busiest periods from the launch of spring in the lead up to Christmas.

Last December saw the pent up sales demand released, as face-to-face appointments became available again, and 2021 feels like deja vu, with the added driver that international borders may be open by Christmas, or not soon after.

That will bring in the next wave of buyers, the local and overseas investor, who have been sitting on their hands for the most of 2021 due to the lack of immigration to Australia.

Now with the expectation of international students, expats returning to Australia, and more flexible travel between states, experts believe sales across Australia’s East Coast will jump during the final quarter of 2021.

Noorden Property director David Lamond says there are parallels between the lighter restrictions experienced in Victoria at the end of last year and what we expect to unfold this year.

“There was pent up demand last year when Melbourne came out of lockdown in December. We’ve survived economic collapse, and real estate as an asset class has been one of the safest bets over the last 18 months,” Lamond says.

“Despite the ongoing lockdowns, Australia has still come out of the pandemic as one of the safest countries to handle the virus.”

Lamond says that’s only going to increase heading in to summer, with the recent announcement that borders are likely to open potentially as early as Christmas.

Ash Bramich, the sales and marketing manager at Pace Development Group, says that while Covid has affected many financially, there is still so many buyers who are either not affected or wanting to get on with their life, which can include investing, first home buying, upsizing and downsizing.

“There is no doubt the market continues to surprise us,” Bramich says.

“Many experts forget that rising home equity, a strong share market and historically low rates has created significant wealth for many Australians. This, combined with FOMO and covid influencing factors, is fuelling demand in many housing markets.”

Bramich says a wide variety of demographics represent the off the plan market, with sales and anecdotal evidence strongly suggesting that first home buyers are coming back to the off the plan arena, as it starts to represent great value compared to the strong established market.

He says downsizers from an ageing population, as well as lifestyle/Covid factors, are driving strong demand for spacious owner occupier size apartments, preferably in boutique buildings with strong lifestyle/community and rich amenity.

“Many are using left over proceeds and driving price gains in holiday hot spots, especially in Queensland and warmer climate markets.”

Growland CEO Ronald Chan says the housing market is definitely warming up as we approach the release from lockdown.

“Our enquiries for Victoria Square and Neue Grand increased by 30\ per cent over the last two weeks,” Chan noted.

“Buyers expressed strong interest to inspect our display suite once one-on-one inspection is allowed.”

Growland near sell-out of first two apartment towers at Footscray’s Victoria Square precinct

Growland’s Victoria Square has been in hot demand over 2021, with the first two of the six towers planned reaching over 90 per cent sold.

The two towers, known as VS01 and VS02 in the mixed-use Victoria Square, in the heart of the Joseph Road Precinct, has seen buyers move in following their recent completion.

There are 453 apartments across the first two towers, with 1,039 apartments planned across the six towers, as well as 4,000 sqm of commercial and retail space.

Residents in the first two towers will have access to the amenities, including a heated swimming pool, games room, library, cinema and private dining rooms.

There’s also a 2,400 sqm sky garden, complete with Australia’s only Olympic-sized aerial outdoor track.

Stage two will see VS03 and VS04 constructed, by L.U. Simon who built the first two towers. They will have 236 apartments, with 60 per cent already sold. Fender Katsalidis designed the apartment towers.

Construction of VS03 and VS04 commenced in June and is expected to be completed in mid-2023.

Growland chief executive Ronald Chan said the development firm are committed to the delivering a high quality project despite the uncertain times.

“We understand the uncertainty that the current situation brings, however we remain committed to building our residents’ dream homes so they can achieve their happy ever after,” Chan said.

Victoria Square Penthouse Tops Footscray Home Price Record

Move over Franco Cozzo, there’s a new big deal in Footscray.

A $2.65 million penthouse sale at the Victoria Square development has smashed the suburb’s home price record — and it won’t even be built until later this year.

It’s a more than $500,000 lift on the suburb’s previous high water mark: a six-bedroom house that sold for $2.11 million in 2015.

It comes as Knight Frank this week released a report indicating “rightsizers” — downsizers seeking house-sized luxury apartments — would be among the major real estate trends observed in the coming years.

 

The buyer, from Melbourne’s northern suburbs, is a businessman attached to the construction industry and asked to combine two quarter-floor apartments to create the multimillion-dollar behemoth.

 

He made the move well before the developer, Growland, had been planning to sell the penthouse apartments — with no details or images of the planned homes yet available.

Since our last update, there has been a great deal of construction progress recently. With two tower cranes installed, retention works and foundation piles for both towers are completed.  The Podium Structure is complete up to level 4 and internal works within the basement are underway. Focus now shifts to the Apartment Tower Structure with VSO1 Level 5 slab poured and Level 6 slab expected to be poured before Christmas 2019.

We are on track for completion of first two towers in Q4 2020, welcoming approximately 450 families to the community next Christmas.

Victoria Square Construction Update Q3 2019

We are excited to advise that construction on site at Victoria Square is progressing well. If you have been passed the site recently, you will know that there has been some great progress since the last update.

Both tower cranes have been installed and the bulk excavation ground works are complete. Column foundations for VS01 & VS02 have been poured, below slab plumbing, and car stacker pits are completed. The lift shaft core is now if full production cycle and is racing up ahead of the floor slabs. The first two basement suspended slab have been poured for VS 01 & VS 02 and the structure is beginning its rise above the street level. It is anticipated that the first two towers completion will be Q1 2021.

Developer Growland has appointed LU Simon to build stage one of its mixed-use residential project Victoria Square, with construction now underway on the first two towers, reinforcing the continued demand for Footscray.

The $600 million project comprises six residential towers of 937 apartments, in addition to over 5,500 sqm of commercial, retail and hospitality space on Hopkins Street. The first phase of Victoria Square is expected to be completed by late 2020 and has achieved sales of 90%. Stage three, titled VS03, has just launched to market and will include a boutique collection of just 86 apartments.

Growland says it’s not surprising Footscray has become a hotspot, particularly for young buyers, with research from District Data indicating that the area is in the early ‘hotspot’ phase, providing buyers an opportunity to take advantage of excellent value for money.

Melbourne-based developer Growland has seen its first two-tower stage of Victoria Square, its mixed-use residential project in Footscray, nearly sell out, around two years before its completion.

90 percent of the apartments have been sold.

Growland recently awarded a $130 million contract to Australian builder LU Simon for the construction of the towers, which has officially commenced.

The $600 million Victoria Square project comprises six residential towers totalling 937 apartments and over 5,500 sqm of commercial, retail and hospitality space on Hopkins Street.

Stage three, titled VS03, has just launched to market and will include a boutique collection of just 86 apartments.

Footscray has quickly become one of Melbourne’s most sought-after inner-suburbs for young homebuyers, with District Data indicating the proportion of residents aged 20-39 has increased by seven percent between 2006 and 2016.

These buyers are driving demand for housing and a subsequent shift in the local built environment, with around 282 dwellings currently under construction in the area.
