Frog Way Park at Marigold Now Open!

Construction of Marigold’s newest park in Stage 10 of the community, Frog Way Park, is complete and we are pleased to announce is now open to the public for all to enjoy!

The park was officially approved by council on the 2nd of June 2023 and all ongoing maintenance has now been handed over to Wyndham City Council.

Frog Way Park is the second local park for the Marigold community in Tarneit, positioned in the top north-eastern section of the community on the corner of Ulmus Street & Frog Way.

The new park references the previously completed Gathering Grove Park, which was delivered in Stage 5 of the community,  and helps to reinforce consistency in the community by continuing the use of curvilinear shared paths around the perimeter and drawing on the use of large ornate boulders and logs to connect the green spaces and wider landscape. The new park also shares the same vibrant use of the Marigold colours (red, yellow and blue) for the playing surfaces, whose circular patterns are inspired by cricket ovals and bright colours are reminiscent of produce at a spice market.

Frog Way Park has been designed as a more passively centred park where Marigold residents can come to relax and enjoy a quiet moment.  The expansive grassed area provides a huge multipurpose space for residents to enjoy whether that be for picnicking with friends, running around with the dog or utilising the wide space for any number of lawn or ball games.

The play equipment has been designed for the littlest residents of the Marigold community in Tarneit, who can expect to be attracted to the bright wooden rockers and flower spinners that add a burst of colour to the park, alongside the planted garden.

Growland’s Victoria Square Stage One has won the High-Density Development (greater than 10 storeys) at the UDIA Victoria 2021 Awards for Excellence.
The mixed-use development by Growland comprise six high-rise towers with 1039 apartments, as well as 4000sq m of commercial and retail space, set to make an architectural statement in Footscray.

Victoria Square celebrates Stage 1 completion with a big splash and kicks off Stage 2

We have ceremoniously kicked off stage 2 of Victoria Square, with L.U. Simon commencing construction on their third and fourth tower. The project team performed the ribbon cutting and turning of the soil, with Growland Chairman Bruce Chan and Growland CEO Ronald Chan in attendance, along with prominent guests who are integral to the project’s development.

“There was an incredible amount of pressure on our team. However, we remained

committed and can deliver this project at a high quality,” Chan said.

“Despite the uncertainty that the pandemic presented, we are determined to build dream

homes so our residents can live happily ever after.”

The two towers in stage two – VS.03 and VS.04 consist of 236 dwellings, nearly 1,000 sqm of retail space and 1,300 sqm in commercial office space. The offerings align with the developer’s approach to improving both the suburb and the life of residents through their developments.

Financiers Commonwealth Bank Australia and CVS Lane Capital Partners were in attendance as well as Fender Katsalidis, Kavellaris Urban Design and more witnessed the auspicious moment at the construction site. Located in Footscray, Victoria Square adds a statement to the in-demand suburb with the six-building development’s striking architectural appearance.

To date 60% of the residences have been sold, with construction and slated for completion in Q2 2023.

Commemorating with a splash

As the next phase in Victoria Square begins, the Growland team followed the construction ceremony by celebrating the completion of stage 1 in the best way possible.

The event was on hold due to restrictions, but resumed with the team ceremoniously washing their stress away and celebrating their success by taking a dip in Victoria Square’s stage one swimming pool. The swimming pool is one of many amenities that Victoria Square residents will have access to. Facilities such as Australia’s first Olympic-sized aerial outdoor track, over 2,000 sqm of landscaped terrace, a heated indoor pool, private dining, theatre room, games room and library, are all available for use by residents.

In addition to the 453 residences, nearly 1,000 sqm of retail space was built in along with the first two towers.

The first two towers of the development VS.01 and VS.02 were completed in Q1 2021 by LU Simon, with settlements beginning immediately in Q2 of the same year.

Buyer demand expected to spike in count down from Spring to Christmas 2021

Sales and anecdotal evidence is strongly suggesting that first home buyers are coming back to off the plan market, as it starts to represent great value compared to the strong established market.

Developments across the country, particularly those in Melbourne, Sydney and Queensland, are gearing up for one of their busiest periods from the launch of spring in the lead up to Christmas.

Last December saw the pent up sales demand released, as face-to-face appointments became available again, and 2021 feels like deja vu, with the added driver that international borders may be open by Christmas, or not soon after.

That will bring in the next wave of buyers, the local and overseas investor, who have been sitting on their hands for the most of 2021 due to the lack of immigration to Australia.

Now with the expectation of international students, expats returning to Australia, and more flexible travel between states, experts believe sales across Australia’s East Coast will jump during the final quarter of 2021.

Noorden Property director David Lamond says there are parallels between the lighter restrictions experienced in Victoria at the end of last year and what we expect to unfold this year.

“There was pent up demand last year when Melbourne came out of lockdown in December. We’ve survived economic collapse, and real estate as an asset class has been one of the safest bets over the last 18 months,” Lamond says.

“Despite the ongoing lockdowns, Australia has still come out of the pandemic as one of the safest countries to handle the virus.”

Lamond says that’s only going to increase heading in to summer, with the recent announcement that borders are likely to open potentially as early as Christmas.

Ash Bramich, the sales and marketing manager at Pace Development Group, says that while Covid has affected many financially, there is still so many buyers who are either not affected or wanting to get on with their life, which can include investing, first home buying, upsizing and downsizing.

“There is no doubt the market continues to surprise us,” Bramich says.

“Many experts forget that rising home equity, a strong share market and historically low rates has created significant wealth for many Australians. This, combined with FOMO and covid influencing factors, is fuelling demand in many housing markets.”

Bramich says a wide variety of demographics represent the off the plan market, with sales and anecdotal evidence strongly suggesting that first home buyers are coming back to the off the plan arena, as it starts to represent great value compared to the strong established market.

He says downsizers from an ageing population, as well as lifestyle/Covid factors, are driving strong demand for spacious owner occupier size apartments, preferably in boutique buildings with strong lifestyle/community and rich amenity.

“Many are using left over proceeds and driving price gains in holiday hot spots, especially in Queensland and warmer climate markets.”

Growland CEO Ronald Chan says the housing market is definitely warming up as we approach the release from lockdown.

“Our enquiries for Victoria Square and Neue Grand increased by 30\ per cent over the last two weeks,” Chan noted.

“Buyers expressed strong interest to inspect our display suite once one-on-one inspection is allowed.”

Growland near sell-out of first two apartment towers at Footscray’s Victoria Square precinct

Growland’s Victoria Square has been in hot demand over 2021, with the first two of the six towers planned reaching over 90 per cent sold.

The two towers, known as VS01 and VS02 in the mixed-use Victoria Square, in the heart of the Joseph Road Precinct, has seen buyers move in following their recent completion.

There are 453 apartments across the first two towers, with 1,039 apartments planned across the six towers, as well as 4,000 sqm of commercial and retail space.

Residents in the first two towers will have access to the amenities, including a heated swimming pool, games room, library, cinema and private dining rooms.

There’s also a 2,400 sqm sky garden, complete with Australia’s only Olympic-sized aerial outdoor track.

Stage two will see VS03 and VS04 constructed, by L.U. Simon who built the first two towers. They will have 236 apartments, with 60 per cent already sold. Fender Katsalidis designed the apartment towers.

Construction of VS03 and VS04 commenced in June and is expected to be completed in mid-2023.

Growland chief executive Ronald Chan said the development firm are committed to the delivering a high quality project despite the uncertain times.

“We understand the uncertainty that the current situation brings, however we remain committed to building our residents’ dream homes so they can achieve their happy ever after,” Chan said.
